BENGALURU: Close on the heels of the BBMP hiking its property tax from April 1, the Bangalore Development Authority (BDA) is likely to hike property tax and various other fees that fall under its ambit shortly. The move is aimed at shoring up its revenues.
A proposal in this connection was made during the recent BDA Board meeting on April 2 and is set to be finalised shortly, said top BDA sources. It is likely to be implemented soon.
Among other fees that are slated to go up are licence fee for stalls in commercial complexes and the one-time penalty levied on vacant sites.
BDA Commissioner T Sham Bhat told Express, “We will be hiking the property tax charged by BDA to bring it on par with that being charged by the BBMP now.”
While BDA develops layouts and hands them over to BBMP for maintenance and the Corporation collects the property tax in those places, the layouts developed by BDA in Banashankari VI Stage, Visveswaraiah Layout (in Kengeri) and Anjanapura Township have not been handed over to BBMP.
“There might be roughly around 40,000 properties under BDA’s ownership and the property tax we charge applies only to these properties,” said a top official.
The BBMP had on April 1 effected a revision in unit area rates by 20 per cent for residential properties and by 25 per cent for non-residential properties. However, the impact will be far higher due to the increase in guidance values effected as this has made some areas move up by more than one zone. The city has been classified into A, B, C, D, E and F zones. While Zone-A will have guidance value of Rs 7,000 per sq ft and above, Zone-F will have guidance value of Rs 1,000 per sq ft and below.
