      One can’t transfer the property but it goes through legal heirship basis. One can only change the details in mutation records and keep the documents (like death certificate, legal heirship certificate) with self to produce (on selling the property further) to prove his/her ownership rights.

  2. i have bought a land in 2009 from the inherited owner. But its UDR is in another man’ name. will it legally affect me. The patta is still in his name.

    1. Hi Ponniyyappan\n\nThe UDR (Updating Registry Scheme) was implemented in the 80s and on that basis patta was issued to the private land owners. If the Patta was not transferred to your name after the purchase of the property in 2009, then you need to get it done. While Patta is not the title document, it is a substantiating document for title and hence it is advisable to have it changed to your name. Please consult a competent lawyer in this regard.

    1. Hi Bahubali\n\nIf a site is self acquired and not an inherited property, then the owners will be required to sign on the papers at the time of sale deed registration or on a sale agreement if that is being done before the actual sale registration.

Dear sir,\r\nHere am purchasing a property from one of the resaler who got it from the private property establisher.the layout is completed and the neighbour properyy development still not been done as me site is @the corner of the presnt layoit to neighbour layout.
